What does Solaran do?

Solaran helps homeowners’ associations (HOAs) – also known as communities of condominium owners – to install photovoltaic systems simply and efficiently. We guide you through the entire process – from the initial idea and planning to approval and commissioning – and connect you with the right experts and partners through our app.

Why is a solar system worth it for multi-family buildings?

A photovoltaic system makes it possible to generate climate-friendly electricity on-site. This reduces energy costs, increases the value of the property, and actively contributes to climate protection. In addition, residents benefit from greater energy independence and an attractive return on investment.

How does Solaran support your solar project?

Solaran supports you from the initial idea and planning to the implementation of your solar project. With expert knowledge, we develop the optimal solution for your homeowners’ association (HOA), see ourselves as caretakers, and reduce complexity for owners, tenants, and property managers. Our app connects all relevant parties – owners, installers, energy consultants, and authorities – ensuring a smooth and transparent process. As a neutral partner, we can also help facilitate decisions in divided owner communities.

What is Solaran’s compensation model?

Solaran supports your homeowners’ association (HOA) free of charge in creating a preliminary design that can be presented for a vote at the owners’ meeting (upon request, with a Solaran expert present). At this point, the HOA also decides whether to proceed with further support from Solaran. If so, a fee of €15,000 becomes due for the detailed feasibility study, including a step-by-step implementation plan (65% of which is eligible for funding in Berlin).

How long does the project process take?

The duration varies depending on the size of the project, regulatory approvals, and the decision-making processes within the homeowners’ association (HOA). Typically, a project timeline of 6 to 12 months can be expected. Thanks to our digital platform, we support these decision-making processes and significantly accelerate the overall timeline.

What does a solar system cost?

The costs depend on various factors such as the size of the roof area, the desired output, and the decision to include a battery storage system. Here are some guidelines:

• Per m² of roof area: approximately €250–350 for solar panels and installation.
• Battery storage (depending on capacity): €800–1,200 per kWh.
• Inverter & installation: €3,000–6,000.

Additionally, structural features and the accessibility of the roof affect the overall costs. We are happy to assist you with a personalized assessment.

Are there any funding opportunities?

Yes! For condominium owners’ associations (WEGs), there are attractive government subsidies and financial benefits. Here are the three most important ones:

1. SolarPLUS funding program:
   The funding program limited to Berlin supports assessments, the PV system itself, battery storage, and feasibility studies (such as the support for solar energy) with up to 65%.
2. KfW funding loans & grants:
   Low-interest loans (e.g., KfW 270 with up to €50 million) and grants such as KfW 442 (up to €10,200 for systems with storage).
3. Tenant electricity surcharge:
   Thanks to the Tenant Electricity Act (§ 42a EnWG), collectively used solar power is subsidized with up to 3.79 cents per kWh.
4. Tax benefits:
   No VAT on purchase and installation (0% according to § 12 para. 3 UStG) and income tax exemption for systems up to 30 kWp.

Who takes care of the permits?

Solaran helps your homeowners’ association (WEG) obtain the necessary permits. We ensure that all legal requirements are met. However, the final responsibility for the application lies with the WEG. We provide all the necessary documents and assist you and your property management with the process, so that your solar project can be implemented smoothly and on time.

What happens to the generated electricity?

The generated electricity can be used in various ways, depending on the chosen operating models and the individual needs of the homeowners’ association. Throughout the collaboration, Solaran will determine the best option for your property. Here is an overview of the most common options:

1. Self-consumption within the building
   The produced electricity is used directly by the residents of the building.
   • Tenant electricity surcharge: The electricity is sold to the residents on-site. The residents have two electricity contracts: one with the homeowners’ association (WEG) or a contracted company for the PV electricity, and another for the supply from the general grid.
   • Community energy supply: The electricity is sold to the residents on-site. The residents have two electricity contracts: one with the homeowners’ association (WEG) or a contracted company for the PV electricity, and another for the supply from the general grid.
   • Consumption in common property: With energy supply for stairwell and cellar lighting, elevators, and heat generation, the general operating costs of the homeowners’ association (WEG) are reduced.
2. Storage in a battery storage system.
   Excess electricity is stored in a battery and used later, for example, at night.
3. Feed-in to the public grid (excess or full feed-in).
   Unused solar power is fed into the grid and compensated (EEG 2023, § 48).
